We love your furry companions and welcome up to two per apartment home. There is a pet fee of $400 per animal as well as $50 per month per pet rent. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Our community offers gated access. Each resident receives a code or fob to enter the gate. Guests visiting Modera Mosaic residents can be provided with a temporary code for entry.
We have a controlled-access parking garage at Modera Mosaic.
Modera Mosaic offers parking for $85 for the first space, additional parking is $115 or $135 for a reserved space..
We offer guest parking spots throughout the community. Guests are welcome to park in any unreserved space for $5 Monday-Thursday and $10 Friday-Sunday.
Prioritizing our residents' needs, we proudly offer an on-site maintenance team at Modera Mosaic. To submit a maintenance request, simply log onto your Resident Portal and our team will assist you as soon as possible. Please allow our team 48 hours to respond to your request.
To submit an after-hours service request, you can use the Resident Portal or contact Milly, our virtual assistant. In case of an emergency, call the main phone number, describe the issue to Milly, who can then escalate it to our on-call service associate.
Residents can pick up packages in the Package Lockers located in building 2980 or directly from the Concierge desk in building 2920.
Each floor has a trash room and two recycling containers. For any larger items, they can drop them off in the loading dock which is where the larger bins are stored.

Please note, this is not personal property coverage; however, you can get a renter’s insurance policy to protect your belongings from your preferred provider. To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the fifth day of each month. Late fees will start on the sixth day of each month.
