It has great amenities and pool and I really enjoy all people I have run into within this apartment. The staff is always nice and professional.
|Recommended: YesGreat Location in the heart of the Mosaic District...but with potential issues. — Being quarantined due to the COVID pandemic I decided to actually write a review. I've stayed at the Modera Mosaic Phase I for over 3 years...so I'd say I have a good sense of this place. People always ask my experience living here, and if I didn't like it overall, than I wouldn't still be here. However, it really depends on what you're looking for in a place and the trade-offs with what you're willing to compromise on versus other things. Here's the breakdown for me
Outside Noise I'm on the 5th floor and my apartment faces District Ave. the main strip . In the am, it can get annoying at times when you hear the beeping of various trucks and machinery. Plus, the landscaping folks that have the blowers and power washing machines can be unexpected alarm clocks that just make you sigh and roll your eyes. During the day and into the evening, you can hear people rev their motorcycles or cars like they're in a fast and furious movie, but I think the Mosaic has tried to worked on trying to minimize this by hiring rent o security guards. However, facing District Ave. you also gain all the wonderful benefits with all the events that take place here. Being able to hear live music from your open window from Strawberry Park and other events make it worthwhile for me. Plus, who doesn't enjoy a little people and doggy watching at times
Indoor Noise People come and go around here...so it really depends on your neighbor. The walls are actually pretty thin...and at times I can hear muffled conversations from my bedroom and bathrooms. Kinda makes me think what my neighbors hear from me...but, oh well. Just be considerate to others...I have late night gatherings at my home, but I just make sure not to ramp up the music too loud.
Property Maintenance Staff For me, this is one of reasons I've stayed here so long. David from the office is a great guy and he really takes care of his tenants. I consider him part of the Mosaic community and he will always work with you that's within his power to do so. Maintenance are also second to none. If I ever have any issues in my apt i.e., light bulb needs replacing they come right away, usually 24 hrs or less to handle it. This goes a long way for me. Front desk folks are a lot better than before. They look real professional now and dress in suits...I'm like dang fancy and they are really nice and helpful
Amenities Clearly, the amenities are nice, but other than the pool I don't really use the other stuff. I have a gym membership at Xsport Fitness, but I do use the gym at the Modera sometimes and it is always clean and they have good quality workout equipment.
Sunrise My apt faces East and I get a wonderful view over the horizon of the sunrise from my window. Beautiful. I also love seeing the Sunset, so all I have to do is walk right outside on the rooftop on our garage and see the sun set over the horizon. Once again, this is one of reason's I've stayed here so long.
Culture and Community I love the Mosaic District because it has it's own community with a wide range of ethnic backgrounds, age groups, and backgrounds. Although this area is considered a high-rent district, you get what you pay for....wonderful people judge free zone and drama free . Everyone gets to know each other and takes care of each other. I personally will probably renew another year here because I love Modera and the Mosaic so much, but who knows what the future may bring after that....
|Recommended: YesRespectable establishment in good location. — Can be difficult to contact staff on questions or issues that arise. Start of lease did come with its maintenance issues i.e. uneven floors, dirtiness of apartment on day of move-in, AC Heat malfunctions were not adequately addressed for over a week, etc. . Due to worldwide issues at time of move-in, area has not been able to be explored and enjoyed, and amenities not utilized to provide a review on at this time.
|Recommended: YesVery well built and organized with great staff. — I absolutely love it. The layout of the unit I live in is amazing - great appliances and great space to walk around. I feel very at home here. Of course you can't beat this location if you're interested in walking to run most of your errands. Tenants are very respectful and aren't loud during quiet hours. The staff is really attentive and very helpful - they accommodate you and make sure all your questions are answered. The concierge staff is also very pleasant and helpful. The cleaning staff is amazing - they are very reliable. The entire team that manages and maintains this build is great.
|Recommended: NoGreat location — Everything looks nice on the outside but for a luxury community, it is very limited. We as residents feel discontent and treated like outsiders when this should be home.
The constant alarms throughout the day are annoying if you have to work at night but that comes with the territory being above commercial stores .
The events are .......what events lol Even when we have events, the notices are ALL last minute so you can't plan for it. So its rare to be able to attend an event. And, the events are usually donated so the food or supplies run out after the first hour or are given such small portions that we know its a marketing move for the vendor as oppose to a nice event held for the residents. Very rare when the community invests in making the tenants feel valued. What about the kids......I don't remember anything ever held for families as much as dogs are valued in this community. Maybe protein bars or a treat at the front desk for kids like they have treats for dogs They did that at the last community i was at. I liked the popcorn but haven't seen it in a while.
THE WIFI.........what luxury community can't afford to fix their wifi. BEYOND CHEAP. I used to be able to listen to music in the gym, now I can't. I have asked to get it fixed a million times. Again, what luxury community can't afford wifi......this is going on almost a YEAR If they fixed the wifi, we wouldn't feel as if this place is being so cheap. I did say luxury.
If you have more than FOUR people in the community room, you must pay a crazy amount for each hour. It's the most expensive room to rent in the area I just do it for convenience-but they know that so they take advantage of their tenants . If it wasn't so high, it would be reasonable and it wouldn't feel as if we are undervalued as much.
The garage gate is often broken and takes forever to get fixed. I understand that part of the reason is because of insurance. I need to recommend that while other complexes prorate the parking fees during the time it is unfixed, we as residents wouldn't be so concerned. Maybe if they emailed us also informing use that they acknowledge there is a problem and the status of it getting fixed , we would feel valued.
The door to one of the community rooms that i used to host phone conferences in has never been fixed.....going on 6 months strong. No email about that.
The communication obviously lacks. It makes us feel undervalued which in return makes us feel like our opinions don't matter and our happiness doesn't matter either. We overall feel like we are just funding their next development and that once they got us in, they just focus on new tenants. Hence, the ridiculous turnover rate. This place doesn't feel like home.
The mail and boxes delivered are just dumped by the elevator. As a architect friend who visited stated, This place looks like a shit show and unsafe. I wish the builders and the community took more time to plan accordingly......have another room where these huge parcels can be stored.
The staff-beyond professional. Throughout the years I have been here since the beginning , we have had the most passive aggressive wardens scouring over video cameras who used to force the maintenance men to watch and review. The staff now are all very pleasant to me and my daughter. I actually like seeing them. The maintenance men, also Love Kimye and Rissa, the concierges What everyone says....It's scary to forge a relationship though because we don't know how long until they move to another location.
I would recommend this place for the location. But I also wouldn't recommend it because I feel undervalued as much as I pay and as long as I have lived here. If I felt more valued here, I would absolutely recommend it to everyone This place is temporary for most. There should be an effort to keep residents happy and incentive for residents to renew.
This is just the little that I have time to say.
|Recommended: YesGreat Place to live — The only issue I have is that we have old household utilities appliances like shower heads, sink heads etc. have been here for almost three years . However, staff is super friendly and engaging. Grounds are always very clean.
